The luxury apartment project was located within the St Leonards South precinct that was the subject of a council led re-zoning which obtained gateway determination in September 2016 from NSW department of Planning. The project proposed 171 luxury apartments and 1 retail tenancy across a site area of 6,138m2 with up to 10 levels above basement parking.
The project provided a mix of unit typologies from 2, 3 & 4 bed configurations, aimed at down sizers, families looking for larger apartments, and also executive couples.
The project enjoyed the benefit of being located in the furthest corner of the St Leonard's South re-zoning precinct on the corner of Par, Berry & River Roads.
The project had a complex history due to the re-zoning process occurring concurrently and the MP resource was previously employed directly by the vendor so had first hand knowledge of the history of the project.
MP provided advice during the final stages of the re-zoning process following a review of the council planning proposal by an Independent Planning & Assessment Panel. The council planning proposal to amend the LEP was caught up in the state government preparation of the St Leonards Crow's Nest Plan 2036 which was a broader land use plan for the area around the new Sydney Metro station at Crows Nest.
There was extensive consultation required between all levels of government, both officials and technical departments. MP worked closely with the incumbent government relations consultants to understand the likely planning outcomes so that decisions could be made around finalising the development application and when to formally lodge.
