105 Bed Residential Aged Care Facility - Nundah (QLD)

Project Overview

The project involved the development of stage 1  - residential aged care facility as part of a larger masterplanned integrated seniors living community on a 2Ha site, with future stages incorporating circa 200 independent living units across 4 low rise buildings. 

Stage 1 RACF was designed as a 105 bed (single suited) facility across 4 levels with associated resident amenities. 

Services

MP provided development services for the concept masterplanning and development approval phase for Stage 1 - RACF. 

  • Establish project, design and functional brief's using key benchmarks and operational policy guidelines. 
  • Initial yield and envelope studies to determine total building footprint and GFA.  
  • Masterplanning and site assessment to determine optimal development scheme. 
  • Concept feasibility and business case for sign off. 
  • Establish cost plan with quantity surveyor to assist with the schematic design as it evolved. 
  • Establish budget for scheme design to development application phase. 
  • Engage external consultant team for scheme design.
  • Manage design team throughout schematic design and ensure all deliverables achieved at end of schematic design phase. 
  • Review and endorse the design for compliance with briefing documents. 
  • Establish overall stage 1 budget forecast. 
  • Undertake site studies including geotech, survey, existing infrastructure locating, flora and fauna and cultural heritage. 
  • Establish stakeholder engagement plan and government relations strategy and facilitate liaison with relevant parties. 
  • Facilitate pre-lodgement activities with local authorities to ensure smooth approval process. 
  • Review schematic design with operational stakeholders and confirm compliance with all briefing documents.
